Mechanical, electrical and plumbing system design of a new two story, 20,000 sq foot addition of office space, gallery, library and assembly space with underground parking deck. This project achieved LEED Silver Certification. The mechanical design included variable air volume air handling units with energy recovery wheels and carbon dioxide detection for demand controlled ventilation. The enclosed parking deck exhaust system was designed for intermittent operation controlled by a gas detection system to improve energy efficiency. The plumbing design included new restrooms, expansion of the existing domestic hot water system, roof drainage, parking deck and promenade drainage, and extensive coordination with the structural and civil trades due to site restrictions and congestion. The electrical design included generator back-up power for egress lighting as well as equipment serving the parking deck, such as the exhaust system and sump pump. The facility interior and exterior lighting systems included LED fixtures, and the existing fire alarm control system was expanded to serve the new addition.
